House Rules & Conditions

General

Thank you for treating our home with respect. The following rules are in place for the well-being of all guests and to preserve the villa.

1. Check-in & Check-out

• Check-in: from 4:00 PM
• Check-out: by 10:00 AM
• Late check-out available on request and subject to availability (possible surcharge)

2. House Rules

• Parties, events and loud celebrations are not permitted
• Please observe the quiet hours from 10:00 PM to 8:00 AM. During this time we kindly ask for special consideration and low noise levels.
• Smoking is not allowed inside the house (only outside on the terraces)
• Pets are not allowed
• The person who made the booking must stay at the property themselves.
• The villa may only be occupied by a maximum of 8 people
• Day guests are generally not permitted. Exceptions only with prior registration.
• Children must be supervised by adults at all times at the pool
• Please leave the villa clean and tidy upon departure
• Please report any damages or defects immediately. Normal wear and tear is not a problem.
• The detailed pool rules are displayed at the pool and must be strictly observed.
• Exterior cameras only in the entrance areas.
• All house rules, as well as any notices and instructions provided on site, must be observed.
  

3. Payment Terms

• 30 % of the total amount is due upon booking as a deposit.
• The remaining 70 % is due 45 days prior to arrival.

4. Cancellation Policy

• If you cancel up to 45 days before arrival, the 30 % deposit already paid will be retained. 
• The remaining 70 % does not need to be paid. If you cancel less than 45 days before arrival, the full rental price is due and non-refundable.
• We recommend taking out travel cancellation insurance.

5. Security Deposit

A pre-authorization of €800 will be held 0 day(s) before arrival and cancelled 3 day(s) after departure, provided there are no damages or extraordinary soiling.

6. Guest Registration

According to Italian law, we are required to register all guests with the police (Alloggiati Web). Please have a valid passport or ID card ready for each guest.

7. Liability

The tenant is liable for any damage caused during the stay by themselves or their fellow travelers.

8. Booking Note

The booking is for a fixed date. By making the booking, you agree that the service will be provided immediately and that there is no right of withdrawal.
